A factor you might, just might, need to take into account in analysing your
situation is that it's spring.
Here, I am faced with a wall of trees about 12m/40ft away from my aerial, in the
direction of the transmitter. Needless to say, my reception does vary according
to season.
I know that this is not going to be a typical arrangement, but don't overlook
trees breaking into leaf (and similar) as a cause for signal level changes.
