 With latest git master (1 day old) problem is gone/fixed..

 What was happening was:
 Only the theatrical release has a spoken commentary track.
 Picking the "other" extended feature always played the theatrical release.
 Picking AC3-5.1 (movie soundtrack) always played the spoken one.
 DVD was region 2 & 4.
